I sat across from a couple a few months back — good people, exhausted people — and the first thing the wife said was, “We don’t even know where to start.” That’s not a rare sentence in my office. It might be the most common one I hear.

So here’s what I told them, and here’s what I’m telling you: the process isn’t complicated. It just feels that way when nobody’s walked you through it start to finish. Let’s fix that right now.

Step One: Get Pre-Approved Before You Fall in Love with Anything
Before you look at a single listing in Joplin, Carthage, Webb City, or Carl Junction, talk to a lender. Pre-approval tells you what you can actually spend, and it tells sellers you’re serious. I’ve watched people fall for a house they couldn’t get financed for, and it wrecks them. We don’t do that here. If your first lender says no, that’s not the end of the conversation — that’s the start of a different one. I keep a network of lenders precisely for that reason.

Step Two: Build Your List — Needs First, Wants Second
What do you actually need? School district, commute to work, a yard for the dog, one-level living for aging parents. Then we talk about wants. This step takes longer than people expect, and that’s fine. A dream you haven’t defined is hard to chase.

Step Three: We Go Look
This is the fun part, but I treat it like scouting, not shopping. We’re not just touring pretty rooms — we’re checking foundations, roof age, what the neighborhood is doing five years from now. In this market, homes move fast, so once we’ve defined the target, we move with purpose.

Step Four: The Offer
Missouri contracts get negotiated on price, closing date, inspection contingencies, and who’s paying what in closing costs. I write offers that protect you but don’t scare off a seller with sixteen conditions. This is where having someone who will fight for you — not just process paperwork — actually matters.

Step Five: Inspection and Appraisal
The inspection tells you the truth about the house. The appraisal tells the lender the house is worth what you’re paying. If either one turns something up, we go back to the table. This is not the moment to panic — it’s the moment to negotiate.

Step Six: Closing Day
In Missouri, closing happens with a title company or attorney — whichever the deal calls for — and it’s usually less dramatic than people expect. You’ll sign a stack of papers, hand over your funds, and get handed a set of keys that used to belong to someone else’s dream and now belong to yours.

That’s it. Six steps. Not six mysteries.
