What's My Home Worth? Understanding Your Free Valuation

You've seen the signs. Pop a home address into Zillow and get a "Zestimate" in 0.3 seconds. It's quick, it's free, and it's almost always wrong.

I get the appeal. You want to know what your house is worth, and you don't want to wait for a stranger to knock on your door with a clipboard. It doesn't know that you replaced the roof three years ago, that the addition was done by a craftsman, or that the lot backs up to green space the developer just bought. A Zestimate is a starting guess. A real valuation is a conversation with someone who's walked a thousand homes in your market.

What an Online Estimate Misses

  1. We walk the home together. I'm looking at finishes, systems, condition. I'm noting what stands out. I'm asking about recent work you've done.

  2. I pull live comps. Not just "homes that sold near you" — homes that match YOUR home in the specifics that matter: bedroom/bath count, lot size, condition, location on the block. And I'm pulling sales from the last 90 days, not the last 12 months.

  3. I know the neighborhood. I know which blocks are trending up, which streets buyers are choosing, where the inventory is tight. I know what happened on your street in the last year — who moved in, who moved out, what those homes sold for.

  4. I talk to other agents. I hear what sellers are asking for similar homes. I hear what they're actually accepting. I know which homes are sitting because they're overpriced and which ones move in days because they're positioned right.

  5. I give you a realistic range, not a single number. You'll know what your home could realistically sell for, depending on how you position it and what the market does in the next 30–60 days.
