Renting vs. Buying in the Four-State Area: The Real Numbers

A renter sat in my office not long ago and said something I hear all the time: “I just don’t think I can afford to buy right now.” So we did what I always do — we ran the actual numbers instead of guessing.

Here in Joplin and Carl Junction, the median home is selling right around $220,000 as of this summer. At today’s mortgage rates — mid-6% range on a 30-year fixed — a buyer putting 10% down on that home is looking at roughly $1,250 a month in principal and interest. Add taxes and insurance, and you’re realistically in the $1,500 to $1,600 range most months.

Compare that to rent. A two-bedroom apartment in Joplin runs close to $1,050 a month right now. So yes — on paper, renting is cheaper by a few hundred dollars a month. I’m not going to pretend otherwise, because that’s not how I operate.

Here’s what that comparison misses: every one of those rent payments disappears the moment you send it. Every mortgage payment builds equity — money that comes back to you when you sell, refinance, or just build wealth over time. Renters aren’t losing money by renting. But they aren’t building anything either.

The real question isn’t “which payment is smaller this month.” It’s “how long do you plan to stay?” If you’re parked somewhere for less than two or three years, renting often still makes sense — moving costs and closing costs can eat the advantage. But if you’re planning to be in the four-state area for five years or more, the math usually flips in favor of owning, because you’re building equity instead of paying down someone else’s mortgage.
